Infill Development with high quality apartments on the Gannel

Proposals are located on the site of a disused hotel, which would be demolished and replaced with the apartments. The site is part of an existing residential area along the river Gannel in Newquay. It is located in a sensitive location within an Area of Special Character and adjacent to an Area of Great Landscape Value and there are long views along the Gannel to the sea. CEC’s commission included production of a landscape and visual impact assessment, a tree survey and the landscape design including preparation of a landscape design statement.
Design principles of the landscape scheme include quality, simplicity, identity and sustainability. This is achieved by making use of existing landscape resources on site such as trees and shrubs, design with local materials and species and the extensive use of green roofs and green facades. Local character and prominent views have been incorporated physically and visually into the design.
A public exhibition was held to showcase the sketch designs and enable comments and issues raised by local residents to be taken into consideration in the detailed design of the site. The proposals were refused permission on three grounds; however the developer and project team are confident in their quality and are challenging the local authority's decision. CEC are providing expert witness services addressing landscape and visual issues for the planning appeal.
